There are no shared costs.

❌ Fiction – Apartments and urban developments always have such costs.

The gestor is a lawyer.

❌ Fiction – A gestor handles administrative follow-up, not legal matters.

Real estate agent registration is mandatory in some regions.

✅ Fact – As in Valencia and Catalonia. It’s not enough to have a GIPE or AGIPE, even though many real estate agents think it is. If you want to sell in Valencia or Catalonia, YOU MUST have the local license.

Annual tax for non-residents.

✅ Fact.

Everything can be arranged via power of attorney.

✅ Fact.

In some regions you are not allowed to smoke on the beach.

✅ Fact – Increasingly often banned.

Mortgages are standard fixed for 20 years.

❌ Fiction – There are many variants in terms of term and type of interest rate.

Real estate agents always represent the buyer.

❌ Fiction – Often the agent works for the seller.

No additional tax in Belgium on Spanish real estate.

❌ Fiction – Spain reports, and Belgium taxes the cadastral income.

Many homes arepartlyillegally built.

✅ Fact – Especially older properties. But don’t let that stop you! Things can be legalized. If you want to buy something in Mallorca, the odds are even high that those beautiful fincas are not licensed properly.
